Bengaluru's outer corridors have seen explosive plot demand over the last decade, and with that demand comes a wave of layouts with murky title history. Before signing anything, buyers should pull the Encumbrance Certificate (EC) for at least 15 years, not just the last 3 — most disputes hide further back.
Cross-check the katha (A or B) against the RTC (Record of Rights, Tenancy and Crops) extract, and confirm the layout has DC conversion or BMRDA/BDA approval where applicable. A plot without conversion carries agricultural-land restrictions that most buyers don't discover until resale.
Finally, verify the seller's chain of title back to the original land record, and insist on a lawyer's title opinion in writing — not a verbal assurance from the broker. It's the cheapest insurance you'll ever buy.
