Plot vs Apartment: Which Holds Value Better Over 10 Years?

An apartment's value is a blend of land share and a depreciating structure — by year 15, the building's contribution to resale value shrinks noticeably, even with good maintenance.

A plot carries none of that depreciation. Its value tracks the land and the infrastructure growing around it: metro extensions, ring roads, and IT corridors are the biggest multipliers we've seen across our portfolio.

The trade-off is liquidity and immediate usability — a plot doesn't generate rental income until built on. For buyers optimizing for long-term appreciation over near-term cash flow, land has historically outperformed in Bengaluru's outer zones.
